Roof Leak Repair in Gibbsboro, NJ

A stain on a ceiling is where water stopped, not where it started. The job is working back up the path before anybody opens a tube of sealant.

In short

Water travels before it drips

It runs down a rafter, along a wire, across the top of a ceiling joist, and comes through wherever the plaster gives up first. A metre of horizontal travel is ordinary. Sealing the slope directly above a stain is how a leak gets fixed three times and keeps coming back.

How it is traced

Inside first, then out

From the loft

Where there is access, the sheathing is read from below. Old staining is grey and dry at the edges; active staining is dark and damp, and the difference tells you whether you are chasing something live.

From the slope

The suspected area is examined for the usual culprits: a lifted nail, a split boot around a pipe, a flashing that has pulled away from a sidewall.

With water, where it is needed

A hose run on one section at a time, with somebody inside, when the path is genuinely unclear. It is slow and it is the only method that proves anything.

Fixed and written up

The repair, plus a note on anything nearby heading the same way, so the next one is not a surprise.

Worth knowing

Not every ceiling stain is the roof

Condensation in a poorly ventilated loft, a bathroom fan venting into the attic instead of out of it, and a leaking pipe in a ceiling void all produce a mark that looks exactly like a roof leak. All three are worth ruling out before anybody climbs a ladder, which is why the first part of the visit happens indoors.

No charge

Have it traced properly

The entry point found and written down before anything is sealed.
