How long does a replacement actually take?
A single-storey cape or ranch is usually one full day, occasionally two. A larger colonial with dormers and a few valleys runs to two or three. Most of what stretches a job past that is decking found soft once the old covering is off.
Where does the skip go if my driveway is short?
Sometimes on the drive end-on, sometimes on the kerb with a borough permit, and occasionally there is no room at all and the material leaves by trailer in loads across the day. This is settled at the estimate, because the answer changes what the job costs.
My roof runs within a few feet of next door. Is that a problem?
It is a planning problem rather than a roofing one. Their path and plantings get boarded and sheeted, and the tear-off is worked away from the boundary rather than towards it. We put a note through their door before the first morning.
The house is an older cape. Repair or replace?
Count the layers first. One layer with local damage is usually worth repairing. Two layers is almost always a strip, because nothing new should go on top of them and patching a second layer buys very little time.
What is actually on the estimate?
Squares, how many layers come off, a named allowance for replacement decking, flashings, drip edge, underlayment, ridge, disposal and labour. The access arrangements appear on it too.
Do the gutters have to come off with the roof?
They come off for the drip edge to go in properly. Whether they go back on is a separate line on the estimate — a sound aluminium run is worth rehanging, a run that has been patched three times is not.
What happens if it rains partway through?
Nothing is stripped wider than can be dried in the same day. If the forecast turns, the open section is felted and sealed before the crew leaves rather than tarped and hoped over.
